Clearing an apartment on a move-out,
before the lease ends

In the City of Los Angeles the number of units in your building, not the number of boxes in your hallway, decides how everything leaves.

The short answer

In the City of Los Angeles, LASAN's free unlimited bulky-item pickup covers homes of one to four units. Five units or more is a recycLA address, where bulky collection is an on-call service funded by the Multi-family Bulky Item Fee, billed through LADWP. In a recycLA building the request starts with the property manager.

A tenant in a fourplex can book a free curbside pickup for a couch the day before the regular trash day. A tenant in a thirty-unit building cannot, because the waste account belongs to the building rather than the unit. Who you call, how far ahead, and why a sofa left beside the garage dumpster is a liability all follow from that one line. Outside the City of Los Angeles your own city runs the program; those are compared in the bulky-item pickup by city guide.

A move-out is the one job where the disposal route and the calendar are the same problem. The keys go back on a fixed date, and in a multi-family building you are not the customer of record, so you cannot simply schedule collection yourself.

Everything below comes from the body that sets the rule: LA Sanitation for collection, the California Penal and Civil Codes for the legal exposure, CalRecycle for what may not go in a bin, and the charities' own pages for what they will come and get.

The decisive line

Five units is where the system changes

LA Sanitation splits residents in its own navigation. Single-Family Residents are homes with “1-4 units and serviced by LASAN.” Multi-Family Residents are homes with “multiple units and serviced by recycLA,” the city's exclusive franchise system, where hauling is done by an assigned recycLA Service Provider under the building's account.

The free program belongs to the first group. LASAN bulky-item pickup is, in the city's wording, “an unlimited curbside service at no additional charge to you,” requested at least one business day before your regular trash day on 1-800-773-2489 or through MyLA311. In a duplex, triplex or fourplex, stop here and book it. That route beats hiring anyone, us included.

Five units and up, the mechanism differs. LASAN's Multi-family Bulky Item Fee page says the City operates an on-call service to collect bulky items at these addresses, and that the fee is “for ratepayers who receive their waste hauling service from a recycLA Service Provider and do not pay trash fees directly to LASAN.” The service exists and LASAN still calls it unlimited and on-demand. It is simply not free at the point of use, and it is not yours to book alone.

Who controls what

The manager holds the account, you hold the deadline

LASAN's recycLA page tells customers to call 1-800-773-2489 to set up service, after which the assigned provider walks the site to right-size containers and set pickup frequency. Service changes route back through the Customer Care Center or MyLA311, with the provider following up. None of that is a tenant-level transaction, which is why your first call on a move-out is internal.

  1. 1

Ask the manager two questions, in writing

Who is the building's recycLA Service Provider, and what date can a bulky collection be scheduled. Email or text it so the date exists somewhere other than a hallway conversation.

  2. 2

    Give an itemized list

The discipline LASAN asks of single-family residents: one mattress, one box spring, two chairs, a desk. Trucks are dispatched against the list, and the unlisted sectional is the one left behind.

  3. 3

    Confirm the staging spot

Items waiting in a shared corridor, stairwell or garage aisle are a fire-access problem before they are a waste problem. Get the location in the same message as the date.

  4. 4

Keep the prohibited categories out of it

Paint, solvents, pool chemicals, propane, batteries and fluorescent tubes belong at a S.A.F.E. Center, whose LASAN page is tagged for multi-family as well as single-family residents.

  5. 5

Report a miss the same evening

LASAN asks customers to wait until 6:00pm on the service day, then report through MyLA311 or 1-800-773-2489 with the address, the building name, and whether the miss was a regular collection or a special request such as a bulky item pickup.

The expensive assumption

The dumpster in the garage is for trash, not furniture

It is the first place a tired tenant looks at 9:00pm on the last night of a lease, and it is the wrong place. LASAN's recycLA bin guidance lists “oversized items: appliances, furniture, carpeting, and other bulky items” among the things that must stay out of the bin or dumpster, alongside electronic waste, which it says should never be placed in the recycling or trash.

Leaving the item beside the dumpster is not a workaround. Under Penal Code 374.3 it is unlawful to dump waste matter on a public or private road, on private property without the owner's consent, or on public property not set aside for it. A violation is an infraction, and the statute adds that “each day that waste placed, deposited, or dumped in violation of subdivision (a) or (b) remains is a separate violation.” The court may also order removal, or its cost, on top of the fine.

Volume matters. Subdivision (h) makes dumping in commercial quantities a misdemeanor and defines that as waste from a trade or business or “an amount equal to or in excess of one cubic yard.” A three-seat sofa is more than a cubic yard. The carve-out in the same sentence is narrow, covering household waste dumped at a person's own residence, so do not assume it stretches to a shared corridor or the alley behind the building.

Nor is the pile invisible. LASAN runs cleanup crews Monday through Friday and runs CleanStat, a street survey that scans every neighborhood at least twice a year and logs unreported household items, e-waste, tires and mattresses. Penalties and reporting are in our illegal dumping guide.

Four things that leave separately

Mattresses, e-waste, appliances and the hazardous shelf

A move-out is never one category, and four of them have their own route. Two are worth knowing before you pack. If a new mattress is being delivered to the new place, California law requires the retailer to offer to take back your old one at no additional cost. And CalRecycle states plainly that it is illegal to dispose of hazardous waste in the garbage, down storm drains, or onto the ground, so the shelf under the kitchen sink needs a S.A.F.E. Center trip while you still have a car and a free afternoon.

Mattresses and box springsCalifornia's Mattress Stewardship Program, overseen by CalRecycle and run by the Mattress Recycling Council. Retailer take-back on delivery is required at no additional cost, with up to 30 days to collect. Free drop-off at participating locations.

Moving cardboard, 1 to 4 unit homesLASAN's Move-In and Move-Out extra pickup takes the boxes, packing material and extra bags a move creates. Call one business day ahead. Each bag, box or bundle 30 pounds or less, and no larger than 2 feet by 3 feet, cardboard flattened and tied.

Book this first, not last

Donation pickup runs on somebody else's calendar

LASAN opens its own bulky-item page by asking residents to consider donating first. Right order, and on a move-out the step that fails most often, because donation collection is an appointment rather than a service you can summon.

The Salvation Army runs free furniture and household pickup. Its published process is explicit: enter a zip code, list what you are donating, and you are shown a calendar on which you pick a date. Whatever the next available date is when you open it, it was fixed before you got there and it does not move for your lease, so book it the day you give notice. Its list accepts unbroken furniture including beds, sofas, mattresses, tables and desks, and refuses built-in and gas appliances, anything rusty, dirty or missing a power cord, large console televisions, any television more than five years old, and paint or chemicals of any kind.

Goodwill Southern California is the other name people reach for, and its own page ends that plan: donations are taken at more than 80 stores and over 40 donation centers, and “we do not offer pick-up service.” More options sit in our furniture donation guide. Confirm what a charity will carry before you plan around it, because a declined item lands back in your unit on a day you no longer have.

The calendar

Work backward from the last day of the lease

Civil Code 1950.5 gives the tenant a lever almost nobody uses. On request, the landlord must make an initial inspection no earlier than two weeks before the end date, with at least 48 hours' written notice, so the tenant can remedy deficiencies and avoid deductions from the deposit. The landlord must then give an itemized statement of the repairs or cleanings proposed as the basis for any deduction. Read that as a disposal deadline, not a formality: the statute bars claims for ordinary wear and tear, and left-behind furniture is not wear and tear. It is a documented removal cost, photographed, deducted, and accounted for within 21 calendar days of your leaving.

  1. 1

Day one of notice: sort into four piles

Donate, sell, hazardous, disposal. The hazardous pile cannot ride on any other route, so it gets counted first.

  2. 2

Day one: book the donation pickup

Take whatever date the charity's calendar offers. It is the only item on this list whose date you do not control at all.

  3. 3

Week one: get the building's answer in writing

Manager, service provider name, collection date. If the building has no answer, you know three weeks early instead of three days late.

  4. 4

Week two: clear the hazardous shelf

A S.A.F.E. Center visit is free for Los Angeles residents, up to 15 gallons or 125 pounds a visit.

  5. 5

Two weeks out: request the initial inspection

The itemized statement that follows names what still has to leave, while there is time to move it.

  6. 6

Final week, then the last 48 hours

Electronics and appliances travel separately from furniture in nearly every program, so give them their own date. Whatever is still standing with no booked route is where a paid crew belongs, and our same-day service exists for that window. If a free route still fits your date, we will say so.

Not in the City of Los Angeles

Apartments in the surrounding cities

Outside the City of Los Angeles your own city's program applies, each with its own cap, notice period and phone number, all compared in our bulky-item pickup by city guide. The multi-family split is not unique to Los Angeles; it is the normal shape of the thing. Long Beach publishes the clearest version: a tenant with a bulky item that does not fit the available containers is told to contact the apartment manager so they can request a special collection. Only City-serviced accounts may schedule their own, and those get twelve a year at no additional cost. Buildings on a private hauler are told to confirm eligibility with that hauler.

If the address is unincorporated rather than in a city, collection runs through Los Angeles County Public Works via the Franchise Solid Waste Collection System and the Garbage Disposal Districts, so the terms come from the hauler holding your area's contract. Our service area list covers the same map from the other direction.

Apartment move-outs, answered

The follow-up questions people ask after this one.

Can I use the free LA bulky-item pickup if I live in an apartment?

Only if the building has four units or fewer. LA Sanitation describes its Single-Family Residents service as covering homes with one to four units, and Multi-Family Residents as homes with multiple units serviced by recycLA. At five units or more the bulky collection runs through the building's recycLA account rather than a free request from a tenant.

Who do I call to get a couch collected from my apartment building?

Start with the property manager, because the recycLA waste account belongs to the building rather than to your unit. LASAN's 24-hour Customer Care Center on 1-800-773-2489 handles questions about the service and the fee, and missed collections are reported through MyLA311 or that same line after 6:00pm on the service day.

What is the Multi-family Bulky Item Fee?

It funds on-call bulky-item collection for Los Angeles addresses served by a recycLA Service Provider rather than billed directly by LASAN. An ordinance adjusting it was approved by Los Angeles City Council in October 2025 and implemented in November 2025, with the adjusted amounts appearing on LADWP bills. LASAN lists discounts for Lifeline and low-income customers.

Can I put my old furniture next to the building dumpster?

No. LASAN lists appliances, furniture, carpeting and other oversized items among the things that must stay out of recycLA bins and dumpsters, and leaving them alongside is illegal dumping rather than a workaround. Under California Penal Code 374.3 every day the item remains is a separate violation, and one cubic yard or more is charged as a misdemeanor.

How far ahead should I book a donation pickup for a move-out?

Book it the day you give notice. Charities schedule furniture collection on their own calendar, so the next available date is set before you see it and will not move to fit your lease. Confirm what the charity will actually carry, since crews generally work to the curb or the door rather than down several flights of stairs.

Will the landlord charge me for furniture I leave behind?

Removal cost is one of the easiest deductions a landlord can document. California Civil Code 1950.5 bars claims for ordinary wear and tear, but abandoned furniture is not wear and tear. The statute also lets you request an initial inspection no earlier than two weeks before the lease ends, which produces a written list of what still has to go.
