In short

Brentwood estate cleanouts hit one obstacle: Los Angeles Sanitation's free bulky pickup works only at a curb, and gated canyon properties at the end of long private drives rarely have one. Los Angeles Junk Removal & Hauling clears room by room, keeps a set-aside room and routes each fraction legally, quoted free.

An estate cleanout in Brentwood is shaped by the geography as much as by the contents. Brentwood covers 15.22 square miles running from Wilshire Boulevard in the south up to Mulholland Drive in the north, bounded by the San Diego Freeway to the east and Sullivan Canyon to the west, and it sits inside the City of Los Angeles in Council District 11. That means LA Sanitation's free, unlimited bulky item pickup is technically available — but it is a curbside service, and a great many Brentwood properties sit behind a gate at the end of a long private driveway on a canyon street with no curb to speak of. Add a whole-house volume, a probate or escrow deadline, a garage holding decades of chemical stock, and on the upper half of the neighborhood a Very High Fire Hazard Severity Zone designation that brings LAFD brush clearance obligations with it, and the free curbside route stops being a realistic answer for a property clearance. Los Angeles Junk Removal & Hauling clears the whole property room by room, keeps a designated room for anything set aside, routes each fraction legally, and quotes free upfront with no obligation.

Estate work is different from every other job on this site, because the constraint is rarely volume. It is decisions. Somebody has to say what stays, what goes to family, what is appraised, what is donated and what is disposed of, and that person is usually grieving, usually working to a probate or listing date, and frequently not in California.

Brentwood adds its own layer: large properties, long tenure, and addresses a truck cannot simply pull up outside. What we clear across the neighborhood is on junk removal in Brentwood, and the county-wide service is on estate cleanouts.

The free route and why it does not fit

Unlimited and free
at a curb you may not have.

Brentwood is City of Los Angeles, so the free public route is LA Sanitation's bulky item pickup, and on paper it is generous: LASAN describes it as an unlimited curbside service at no additional charge, with no per-item or annual cap for a single-family address. You book it through the online service request form, the MyLA311 app or the 24-hour Customer Care Center on 1-800-773-2489, at least one business day before your normal collection, with an itemized list so a correctly sized truck is dispatched, and it is collected on your regular trash day. It takes furniture, mattresses and box springs, toilets and sinks, rolled and tied carpet, large wood and doors, and e-waste including televisions, computers and monitors.

Two things stop it working for an estate here. The first is the word curbside. On the flat blocks south of Sunset, that is fine. On Mandeville, Kenter, Bundy and Sullivan canyons, and on the hillside streets between Sunset and Mulholland, the property line is often a gate at the end of a long private drive, the street has no curb and frequently no sidewalk, and there is no legal, safe place to stack the contents of a house on a blind bend. LASAN does not come onto your property, and even if you could stage the material, leaving a whole house's worth of contents on a narrow canyon road is a hazard rather than a plan.

The second is the refusals. LASAN will not take automotive parts or used oil, construction materials such as concrete, brick and dirt, commercial appliances, paints, solvents or chemicals, medicines or needles, fluorescent lights, or cardboard outside a scheduled Move In / Move Out service. An estate property almost always contains all of those, usually in a garage or a workshop, and often in quantity after decades of ownership.

The chemical fraction has its own free destination, and Brentwood's is unusual. The S.A.F.E. centers — Solvents, Automotive, Flammables, Electronics — take paint, thinner, automotive fluids, pesticides, pool chemicals, batteries, fluorescent tubes and e-waste free from City and County residents, within a California transport limit of 125 pounds or 15 gallons per visit. The closest to Brentwood is the UCLA center at 550 Charles E. Young Drive West, and it keeps different hours from the rest of the network: Fridays, Saturdays and the first Sunday of each month, 9 a.m. to 3 p.m. For an estate garage holding forty years of accumulation, that limit and those hours are the whole scheduling problem.

Clearing a Brentwood property

A gate, a long drive
and a fire zone above it.

Brentwood runs from Wilshire Boulevard in the south to Mulholland Drive in the north across 15.22 square miles, with the San Diego Freeway to the east, Wilshire to the south, the Santa Monica city limits to the southwest and Sullivan Canyon and the Westridge Trail to the west. Practically, it is two neighborhoods. Below San Vicente the pattern is flatter, more regular, with apartment and condominium stock alongside houses and a workable street frontage. Above Sunset the pattern is canyon: Bundy, Kenter, Mandeville and Sullivan, with narrow winding roads, no sidewalks in long stretches, and driveways that are private roads in their own right.

On those upper addresses, three things decide the job. First, whether a truck can physically reach the house and turn, because reversing a loaded vehicle several hundred feet down a canyon drive is not an acceptable plan. Second, whether the property gate and the drive's surface will take the weight. Third, where the sorting happens, because there is frequently no flat staging area at all — the drive is the only hard standing and it is also the only way in and out.

So Brentwood estate work is usually multi-day by design rather than by drift. The material is sorted inside the house, room by room, and comes out already separated into loads. That is slower per item than sorting on a driveway and it is the only method that works where there is nowhere to make three piles.

The fire-hazard designation adds a real and frequently overlooked dimension. Cal Fire designated Brentwood from Mulholland down to Sunset Boulevard a Very High Fire Hazard Severity Zone, and the Los Angeles Fire Department's brush clearance requirements apply accordingly. Within 200 feet of structures and 10 feet of any usable roadside, grass must be cut to three inches, native brush reduced to three inches, individual native shrubs kept a minimum of eighteen feet apart and trimmed up from the ground to a third of their height, trees over eighteen feet trimmed so no foliage is within six feet of the ground, and all dead material removed. On an estate property that has been under-maintained during a long illness or a probate delay, that is a real body of work standing between the house and a listing, and it generates volume of its own.

Equestrian use in Mandeville Canyon is another local reality worth planning around: private riding facilities and horses on and near the roadway mean parking, engine noise and gate discipline matter. If the property is being cleared for sale rather than for a family, see furniture removal in Brentwood.

Tell us the property and the deadline. Estate work is planned backwards from the date.

Where an estate goes

Six streams,
and the first one is not waste.

A whole property separates further than any other job, and the first stream is not a waste stream. It is the keep room. Anything with obvious resale or sentimental value — furniture, art, instruments, tools, jewelry, documents, photographs — is set aside and shown to you rather than loaded. We ask at the walk-through what to look for, because papers and small valuables turn up inside furniture far more often than families expect, and an executor is entitled to know what left the building. On larger Brentwood properties this stream is substantial and it is worth having an appraiser look before anything moves.

Second, donation: sound, clean, odor-free furniture, usable household goods, books, tools and clothing. Third, materials recovery — wood, metal, glass, textiles and paper, separated as they come out of the rooms.

Fourth, mattresses, which carry their own funded state route: California's recycling fee is charged at purchase on every mattress, futon and foundation and rose to $18.00 per unit for sales on or after April 1, 2026. LA Sanitation will also take mattresses and box springs free at the curb where a curb exists.

Fifth, electronics and universal waste. California's household exemption ended on February 9, 2006, banning household batteries, cell phones, computers, fluorescent lamps, mercury switches and thermostats, printers, microwaves, televisions and monitors from the trash. An estate produces a striking amount of it, mostly from a garage, an office and a spare room.

Sixth, household hazardous waste, which on a long-held Brentwood property is the fraction that sets the schedule. The free destination is a S.A.F.E. center within 125 pounds or 15 gallons per visit, and the nearest is UCLA on Charles E. Young Drive West, open Fridays, Saturdays and the first Sunday of each month, 9 a.m. to 3 p.m. Paint has a second route through PaintCare, funded by a recovery fee already paid at purchase. And if the clearance becomes building work — a bathroom stripped, carpet lifted, a kitchen out before a listing — that is construction and demolition debris, which in the City of Los Angeles must be hauled by a permitted hauler to a City-certified processing facility and travels as its own load.

Estate facts
  1. Brentwood covers 15.22 square miles from Wilshire Boulevard up to Mulholland Drive and sits in Los Angeles City Council District 11.
  2. LA Sanitation's free bulky pickup is unlimited but strictly curbside, which does not suit a gated property at the end of a long private canyon drive.
  3. The free service refuses paints, solvents, automotive fluids, fluorescent lights and construction material, which is most of an estate garage.
  4. The closest S.A.F.E. center to Brentwood is UCLA at 550 Charles E. Young Drive West, open Fridays, Saturdays and the first Sunday of each month, 9 a.m. to 3 p.m.
  5. California caps household hazardous waste transport at 125 pounds or 15 gallons per visit, which is the binding constraint on a long-held garage.
  6. Cal Fire designated Brentwood from Mulholland down to Sunset a Very High Fire Hazard Severity Zone, and LAFD brush clearance rules apply within 200 feet of structures.

Brentwood estate
questions

Timelines, gated drives, hazardous material and working with an executor.

How long does a whole house take in Brentwood?

Usually several days, and the constraint is rarely volume — it is sorting and access. On a canyon property there is often no flat staging area at all, so material is separated inside the house and carried out already sorted, which is slower per item than working on a driveway. We give you a realistic number of days at the quote rather than an optimistic one, and where there is a hard deadline such as an escrow or a listing shoot we plan backwards from it.

Can your truck reach a house at the top of a canyon drive?

Usually, and we check rather than assume. The three questions are whether a vehicle can turn at the house, whether the gate and drive width allow it, and whether the surface takes the weight. Where the answer is no, we bring a smaller vehicle and make more trips, which is slower but safe. What we will not do is reverse a loaded truck several hundred feet down a canyon drive. Tell us the address at the quote stage and we will look at it properly.

What happens if you find something valuable?

We stop and tell you. Anything with obvious resale or sentimental value — furniture, art, instruments, tools, jewelry, documents, photographs — is set aside in a designated keep room and shown to you rather than loaded. On a larger property it is worth having an appraiser look before anything moves, and we will work around that. If an executor or an agent needs written confirmation of what was cleared and where it went, we provide it.

The garage is full of paint, chemicals and automotive fluid. How is that handled?

That is the fraction that sets the schedule. It is refused at the curb by LA Sanitation, and its free destination is a S.A.F.E. center within a California limit of 125 pounds or 15 gallons per visit. The closest to Brentwood is UCLA at 550 Charles E. Young Drive West, which keeps its own hours: Fridays, Saturdays and the first Sunday of each month, 9 a.m. to 3 p.m. On a well-stocked estate garage that means several runs, and we count it while quoting so the schedule is honest.

The property has not been maintained for a while. Is the brush part of this?

It can be, and it is worth raising early. Cal Fire designated Brentwood from Mulholland down to Sunset a Very High Fire Hazard Severity Zone, and LAFD requires clearance within 200 feet of structures: grass cut to three inches, brush reduced to three inches, dead material removed, trees over eighteen feet trimmed so no foliage is within six feet of the ground. On an under-maintained estate property that is real volume and it usually has to happen before a listing. Tell us and we will quote it alongside the interior.

Can you work while the family is out of state?

Yes, and it is common. We agree the categories in advance, work to them, photograph as we go and keep a designated room for anything set aside. If an executor or an agent needs a written account of what was cleared and where each fraction went, we provide it. What we will not do is make judgment calls about sentimental items without asking — anything ambiguous goes in the keep room and you decide when you are able to.
