Estate cleanouts in Beverly Hills
Sorting comes first, because the inventory does.

Probate, trust and family clearances across Beverly Hills, worked room by room under the instructions of whoever is responsible, rather than emptied by the truckload.

In short

Estate cleanouts in Beverly Hills are sorting jobs before they are hauling jobs. California requires a personal representative to file an inventory and appraisal within four months of letters being issued, and a probate referee values everything that is not cash, so contents are separated and documented before any load leaves.

A Beverly Hills estate clearance almost never starts with a truck. It starts with a question about authority: who is instructing, and what are they allowed to release. Under California Probate Code section 8800 the personal representative must file an inventory and appraisal with the court clerk within four months after letters are first issued to a general personal representative. Section 8901 limits what the representative may value personally to money and cash items, financial accounts, and lump-sum insurance and retirement proceeds. Section 8902 then says the probate referee shall appraise all property other than that appraised by the personal representative — which is the furniture, the art, the rugs, the watches, the china and the contents of every closet in the house.

That is the operational fact that shapes the whole job here. Appraisable property, papers that still matter and items already promised to a consignor or a beneficiary are sitting in the same rooms as genuine trash, and once they are on a truck together nobody can tell them apart. So we work the house in categories with whoever holds the authority — executor, successor trustee, attorney, estate sale company, family — and the hauling is the tail end of the job, not the whole of it. The quote is free and given before anything is touched.

Most of the calls we take in this city are one of three situations. A parent has died and the house has not been touched in thirty years. A trust property has to be delivered broom-clean for a listing on a date that cannot move. Or an estate sale has finished, the good material has gone, and what is left is four rooms of things nobody bid on plus the paperwork of a lifetime.

All three are the same job with a different starting point: decide, then carry, then dispose, in that order. Everything else we clear in this city is on junk removal in Beverly Hills, and the wider county-level service is on estate cleanouts.

What the city will and will not do

The city program is a two-item program
and a house is not two items.

Beverly Hills is an independent incorporated city and it runs refuse itself. The City's Public Works Department services all single-family residential properties, including most multi-family properties, while the City's franchise hauler, Athens Services, provides services to commercial properties, including multi-family properties with five or more units, with trash chute service. That matters at the first phone call, because the city states plainly that bulky item pick-up services are offered only to City of Beverly Hills Refuse customers. If the estate is a condominium in a building on the franchise side of that line, the city program is not the estate's to use.

Where it does apply, it is a small, sensible, genuinely useful service for a few pieces. Items picked up from the parkway in front of the house are charged $91.86 on the refuse bill; pick-up occurs within 24 to 72 business hours; the request form limits the description to two items; and the city runs alley cleanups twice a month in residential areas, north of Santa Monica Boulevard in the first and third weeks and south of it in the second and fourth. The form is also specific about staging: place items near the trash bins for alley pickup, or curbside in front of the property line on the same side of the street, keep the pile clear of other objects including cars, and do not block sidewalks or traffic. The items have to be out before the form is completed.

Then read the exclusions, because on an estate they are most of what is in the house. The prohibited list names automobile parts, construction and roofing materials, e-waste, household hazardous materials, medication and sharps, and dead animals. Household hazardous materials are spelled out as paint, batteries, fertilizer, oil, cleaning supplies and propane or oxygen tanks — the exact contents of a garage shelf in a house that has been lived in since the 1960s. Separately, the solid waste page instructs residents not to place bulky items in city-issued containers at all.

What the city does offer an estate, and offers well, is free destinations for the awkward fractions. E-waste is collected at the Beverly Hills Farmers' Market on the first Sunday of every month. The city partners with a certified shredding company for free drive-through community shredding events with a maximum of 50 pounds of paper material per person, which is a real answer for a filing cabinet and not for a basement. And a Household Hazardous Waste and E-Waste Roundup operated by the County and the Sanitation Districts is held in the city, open to all residents of Los Angeles County, with a limit of 15 gallons or 125 pounds of hazardous waste per trip.

Working a whole property

There is no staging area
that the city will lend you.

A clearance needs somewhere to put things while decisions are being made, and in Beverly Hills that somewhere has to be inside the property line. Beverly Hills Municipal Code section 8-2-11.P, quoted on the city's own right-of-way page, says no person managing a work site and no person directing vehicles delivering or picking up goods or materials shall permit the staging of those vehicles in a public right-of-way, with staging defined as stopping a vehicle in the right-of-way at or near the entrance to a site behind another vehicle awaiting delivery or pick-up. Sorting on the sidewalk in front of an estate is not an option, and on these blocks it would not be discreet anyway. So we build the sort inside: a keep room, a sell room, a donate stack and a disposal stack, and the truck is loaded from the motor court or the service side of the house.

Vehicle choice is a rule here, not a preference. The city restricts vehicles exceeding 6,000 pounds gross vehicle weight, or wider than 8 feet 6 inches, to streets designated for heavy vehicle usage, and when a vehicle has to deviate to reach an address it must travel the shortest possible distance over prohibited streets. A multi-day clearance above Sunset is therefore planned around which vehicle can legally reach the gate, and shuttled if it cannot.

Overnight is the other constraint people do not expect. The city has had an overnight parking prohibition from 2:30 a.m. to 5 a.m. since 1927, and it applies in single-family residential areas and commercial zones. One-day preferential parking permits exist for guests and workers, but the city states they do not exempt vehicles from street cleaning, areas posted for no parking, parking meters or alleys. On a three-day job that means the truck leaves each night and the material goes with it, which is usually what a family wants anyway.

The rest is conduct. Long private driveways and intercom gates mean an arrival time that is actually kept. Stone, hardwood and stair runners get protection before the first box moves. Household staff and the property's own routines are worked around rather than through. Nothing is photographed for our own use without being asked, and anything ambiguous goes to the keep room instead of the truck. If a listing is driving the deadline, tell us at the walk-through and we plan backwards from the photography date. Furniture that is being cleared as part of the same job is on furniture removal in Beverly Hills.

Where an estate actually goes

Five destinations
and only one of them is a landfill.

The first destination is the family and the estate's own professionals. Anything the probate referee still has to appraise, anything consigned, anything a beneficiary has been promised: it does not move off the property without a written instruction. That is the whole reason the sort happens first.

The second is donation and resale. Solid case goods, clean upholstery, books, kitchenware, art that nobody has claimed and clothing in wearable condition all have a route out that is not disposal, and the decision has to be made before anything is stacked, because a chair that has ridden under a broken table is no longer donatable.

The third is electronics, which are not furniture and are not trash. CalRecycle's electronic waste program covers computers, printers, televisions and the rest, and from January 1, 2026 Senate Bill 1215 added covered battery-embedded products to the Covered Electronic Waste Recycling Program. In an estate this fraction is larger than anyone guesses: a study with three generations of computers in it, cordless tools, a drawer of phones, the television nobody switched on. Beverly Hills residents have a free monthly route for it at the Farmers' Market; a whole house is a different volume and comes with us to a certified handler.

The fourth is household hazardous waste. It is illegal to dispose of this type of material in the garbage, in storm drains or on the ground, and the city directs residents to the roundup events and to the S.A.F.E. Collection Centers available to Los Angeles County residents, capped at 125 pounds or 15 gallons per visit. Leftover paint has its own funded route through PaintCare, financed by a recovery fee charged when paint is sold rather than when it is discarded. Mattresses ride California's statewide program, funded by a recycling fee collected at the point of sale on mattresses, foundations and futons and administered by the Mattress Recycling Council under CalRecycle oversight, with no-cost collection sites across Los Angeles County.

Only what is genuinely left after all of that goes to disposal, and it is a much smaller pile than the house looked like on day one.

Beverly Hills estate
questions

Authority, appraisal, discretion and what the city will not take.

Can you start before the probate inventory is filed?

We can start, but not by hauling. California Probate Code section 8800 gives the personal representative four months after letters are first issued to file the inventory and appraisal, and section 8902 puts the appraisal of everything other than cash items in the hands of the probate referee. So the first pass is separation and documentation: rooms worked in categories, appraisable and ambiguous material set aside in one designated room, obvious waste identified. Nothing in the set-aside category leaves the property until the person instructing us says it may.

Who is allowed to give the instructions?

Whoever holds the authority, and we ask that at the walk-through rather than assuming. In a probate that is the personal representative named in the letters; in a trust it is the successor trustee; sometimes it is an attorney or a fiduciary acting for them, and sometimes a family member with written authority from one of those. If more than one family member is on site with different opinions, we work to the person the estate has authorized and put the disputed items in the keep room rather than adjudicating.

What if we find cash, jewelry or documents inside the furniture?

It stops and it comes to you. Envelopes taped under drawers, papers behind picture frames, coins in coat pockets and small valuables inside furniture turn up on a high proportion of long-occupied houses. We ask at the quote stage what to look for and where the family thinks things might be, we hand over anything found rather than deciding its value, and we keep the set-aside room closed to everyone except the people you name.

Will the city take the leftovers when we are nearly finished?

Only a little of it. Beverly Hills bulky item pick-up is offered only to City of Beverly Hills Refuse customers, the order form limits a request to two items, and the prohibited list rules out e-waste, household hazardous materials, construction and roofing materials, medication and sharps. For a few chairs at the end of a job, use it — it is a good service. For four rooms of mixed contents it is not the tool.

What happens to the paint, chemicals and old medication in the house?

They are separated and routed, never loaded loose. The city states that it is illegal to dispose of this type of material in the garbage, in storm drains or on the ground, and points residents to hazardous waste roundup events and to the S.A.F.E. Collection Centers open to Los Angeles County residents, which cap each visit at 125 pounds or 15 gallons. Leftover architectural paint has its own funded route through PaintCare. On a well-stocked estate garage that fraction alone is more than one trip, and we count it while quoting so the schedule is honest.

How discreet is this, realistically?

As discreet as you ask for. Crews arrive at a named time rather than a window, work inside the property line because the municipal code prohibits staging vehicles in the public right-of-way anyway, protect floors and stair runners before the first item moves, and do not photograph the property for our own use unless you agree to it. If the estate wants written confirmation of what was cleared and where each category went, we provide it.
