Commercial junk removal
in Los Angeles, on your schedule.

Office cleanouts, apartment turnovers, retail strip-outs and tenant handovers. Certificate of insurance before the truck moves, after-hours dock slots, and permitted hauling for mixed construction debris.

Free quote, no obligation · one flat number before we start · you can also text that number

In short We do commercial junk removal across Los Angeles County for property managers, landlords, realtors, general contractors and business owners. We issue a certificate of insurance naming your building or management company as additional insured before the truck is scheduled. We are open 24 hours Monday to Saturday, which is what makes 5am dock slots and after-hours strip-outs possible. And mixed construction debris from a City of LA site leaves on a permitted hauler to a City-certified processor, because the ordinance requires it.

A commercial job is rarely about the junk. It is about the dock, the freight elevator, the paperwork and a date set by an escrow, a lease or an inspector rather than by you. Most haulers treat that as your problem, then find out at the gate that the building wants documents they do not have.

Access and paperwork

The certificate comes before the truck

In short Most Class A and mid-rise LA buildings will not let a vendor onto the loading dock without a certificate of insurance naming the ownership entity and the management company as additional insured. We provide one. Send the exact entity names and any wording your risk team requires and we have it issued before the job is scheduled, not on the morning of.

We do not publish coverage numbers on a web page; the only version that counts is the certificate your risk manager reads. If your building runs a vendor compliance portal, send the invite and we upload into it.

Then there is the schedule the building imposes. Docks book by time slot. Residential towers cap move-out hours. HOAs ban weekend work. Downtown high-rises push vendor work after hours entirely. We are open 24 hours Monday to Saturday, and Sunday 1pm to 10pm, so a pre-dawn dock reservation or a 9pm retail clear is a normal shift, not an arrangement we charge you to make. Tell us the slot, the elevator dimensions and the garage clearance, and the quote holds.

The rule most haulers do not mention

Mixed C&D debris is your permit, your liability

In short Any mixed construction and demolition debris generated inside the City of Los Angeles must be hauled by a permitted private hauler to a City-certified processing facility. That is the Citywide C&D Waste Recycling Ordinance — Council File 09-3029, Ordinance 181519, adopted March 5, 2010 — and a load taken anywhere else carries a penalty of up to five thousand dollars. A retail strip-out, a tenant improvement demo and an office reconfiguration all generate it.

Here is why that concerns a contractor or property manager and not just the hauler. LADBS asks building-permit applicants to name their permitted hauler or show a self-haul permit. The permit is in your name. If your debris reaches an uncertified transfer station, or rides on a truck without a LASAN hauler permit, the exposure attaches to the permit holder and the project. That is why the cheapest demo quote is sometimes the most expensive one. Book construction debris removal and we will tell you which certified processor took the load.

Turnovers

A hard deadline between tenants

In short An apartment turnover is a volume job with a fixed end date: mixed household contents, usually an appliance or two, and very often a mattress per unit. We clear a unit list in one mobilisation and hand back broom-clean units ready for paint and carpet.

Unit list, not item list

Send addresses and unit numbers with a rough state of each: light, average, heavy, hoarding. We quote the building as one scope from that.

One mobilisation

One crew, one dock booking, straight down the list. Common areas stay usable and no staging pile is left in the garage overnight.

Split the streams

Donation, scrap, e-waste, mattresses and genuine landfill, separated as we load. Refrigerant appliances go for recovery, not crushing.

Hand back documented

Swept units and written confirmation of what left which address, referencing your work order.

Turnovers pull in most of what we do: left-behind furniture that will not fit back down the stairwell, dead fridges and stacked washer-dryers under appliance removal, and beds, which is why mattress removal is a line on nearly every turnover we quote. Eviction and abandoned-property cleanouts are the same work with a heavier atmosphere. We take direction from the manager on what is kept and what goes, and we do the job without commentary. What we will not do is advise you on notice periods or storage obligations. Your counsel owns that.

Offices and retail

Servers and monitors cannot go in the dumpster

In short Electronics have been universal waste in California since DTSC's household exemption ended on February 9, 2006. Servers, monitors, printers, copiers, desk phones and UPS units are banned from ordinary trash, so an office cleanout that ends with a rack in the building dumpster is a compliance problem for the tenant and the building.

A decommission produces four piles at once: workstations and cubicle systems, conference furniture, paper, and a server closet nobody has opened in three years. The electronics travel as e-waste. Retail is the same problem in a different shape — gondola shelving, slatwall, counters, mannequins, display cases, signage — and the moment a strip-out touches drywall, flooring or ceiling grid it becomes mixed C&D and the ordinance above applies.

What we cannot take off a commercial site: paint, stains, thinners and solvents, motor oil and automotive fluids, fuel, pool and cleaning chemicals, pesticides, aerosols, automotive batteries, propane cylinders, fluorescent tubes and mercury items, sharps and medical waste. A general hauler transporting any of it is breaking California law. Commercial quantities are regulated hazardous waste and need a licensed transporter; businesses can also use LASAN's paid Very Small Quantity Generator program by appointment. We identify it at the walkthrough, not on the day.

How we bill

One number for the whole building

In short We price by volume — quarter, half, three-quarter or full truck — with heavy material priced by weight instead. The number is flat and quoted before we start. Multi-unit work is quoted as one scope, and recurring accounts are invoiced rather than paid at the tailgate.

Per-item pricing is the wrong shape for commercial work. A franchise crew quoting a twelve-unit turnover item by item cannot give you a number until it is already standing in unit one, and by then the total has moved twice while your handover date has not. Volume pricing gets you a figure from a unit list and a few photos. See how our pricing works, and tell us if your accounts team needs a W-9, a vendor packet or a PO reference on the invoice.

Across the city

Commercial work near you

High-rise dock slots and after-hours office work in Downtown Los Angeles, apartment turnovers at volume across Koreatown and Hollywood, retail and restaurant strip-outs in West Hollywood, creative-office decommissions in Santa Monica and Culver City, and multi-family portfolios in Glendale and Burbank. Full list on the areas we serve page. If the deadline is today rather than next week, start with same-day junk removal.

Commercial jobs, answered

What property managers, contractors and office managers ask before they put us on the schedule.

Can you provide a certificate of insurance naming our building as additional insured?

Yes. Send the exact legal entity names your risk team needs listed — ownership entity, management company, sometimes a lender — plus any required wording, and we have it issued before the job goes on the schedule. Most Class A and mid-rise LA buildings will not open a dock without one. We will not quote a coverage figure on a web page; ask and you get the certificate itself.

Can you work after hours, or inside a booked loading dock slot?

Yes, and it is the practical reason to use us. We are open 24 hours Monday to Saturday and 1pm to 10pm Sunday, so a 5am dock window or an overnight strip-out is a normal shift. Give us the slot the building gave you and we work inside it.

Is your hauling compliant for a permitted construction or tenant-improvement job?

Mixed construction and demolition debris generated in the City of Los Angeles must go to a City-certified processing facility on a permitted private hauler, under the Citywide C&D Waste Recycling Ordinance. Haulers need a LASAN Private Waste Hauler Permit and an AB 939 Compliance Permit, and LADBS asks permit applicants to name their hauler. Because the permit is in your name, an uncertified load is your exposure. See construction debris removal.

Can you turn over multiple apartment units in one visit?

Yes, and that is the shape it should be quoted in. A twelve-unit turnover is one volume job with a fixed handover date, not twelve service calls. We work a unit list in one mobilisation and quote the building as a single number.

What do you do with office electronics?

They travel as e-waste, not trash. Electronics have been universal waste in California since the household exemption ended February 9, 2006 — servers, monitors, printers, desk phones, UPS units. A rack in the building dumpster is a compliance problem. See e-waste disposal.

Do you handle eviction and abandoned-property cleanouts?

Yes, and without commentary. We take direction from the owner, manager or their attorney on what is retained, stored or disposed of, and document what left each address. We do not advise on notice periods or storage obligations — that is a question for your counsel.

How is commercial junk removal priced?

By volume: quarter, half, three-quarter or full truck, with heavy material such as tile and concrete priced by weight. The number is flat and quoted before we start, and multi-unit work is one scope rather than reopened load by load. See how our pricing works.

Can we set up a recurring account and be invoiced?

Yes. Management companies, contractors and multi-site operators usually want a standing contact, scheduled visits and an invoice rather than a card at the tailgate. We bill by job or on a statement, referencing your work order or unit number.
