In short

North Hollywood businesses cannot shop for waste collection. LA Sanitation's recycLA system assigns one permitted hauler per zone, and any multifamily building of five units or more counts as commercial. That covers ongoing bins only. A one-time office move, strip-out or tenant abandonment is a scheduled clearance, quoted free upfront with insurance on file.

In the City of Los Angeles, commercial and larger multi-family waste collection is not something you shop for. LA Sanitation runs recycLA, which serves over 66,000 commercial, industrial, educational, major apartment and condo customers, and the city is divided into service zones with a permitted collection company assigned to each neighborhood — Athens Services, CalMet Services, NASA Services, Republic Services, Universal Waste Systems and Waste Management. Whether you are in that system at all comes down to a definition: under the state regulation recycLA cites, a multifamily residential dwelling of fewer than five units is not a commercial business. Five units or more, and you are. None of that covers a one-time clearance. An office move, a shopfit strip-out, a tenant abandonment or a unit turnover is a scheduled job with its own access constraints, and Los Angeles Junk Removal & Hauling quotes it upfront and free, works to your building's window and carries a certificate of insurance for the manager.

North Hollywood is a working neighborhood: production and post houses, rehearsal and dance studios, small manufacturers along the industrial spine, restaurants and bars in the Arts District, and one of the densest concentrations of 1950s and 60s apartment buildings in the Valley. Almost all of them fall under recycLA for their day-to-day bins, and almost none of them can use those bins for a clearance.

So this page is about how a commercial job actually runs here: what recycLA is and where it stops, who counts as commercial, and the practical business of emptying a floor between a lease end and a landlord walkthrough. The residential picture is on junk removal in North Hollywood, and the county-wide service is on commercial junk removal.

The system you are already in

recycLA, by zone
— and the five-unit line.

recycLA is the City of Los Angeles franchise system for commercial and multi-family waste, and LASAN describes its scale plainly: more than 66,000 commercial, industrial, educational, major apartment and condo customers. The city is divided into distinct service zones, and permitted collection companies are assigned to specific neighborhoods rather than competing for your account. The companies named by LASAN are Athens Services, CalMet Services, NASA Services, Republic Services, Universal Waste Systems and Waste Management, and you find yours from the recycLA service zone map or from the top of your latest bill.

The definition of who is inside the system matters more than most people realize, and LASAN publishes it verbatim from the state regulations. A commercial business means a firm, partnership, proprietorship, joint-stock company, corporation or association, whether for-profit or nonprofit, a strip mall, an industrial facility, or a multifamily residential dwelling — with the explicit carve-out that a multifamily residential dwelling of fewer than five units is not a commercial business for the purposes of that chapter. In a neighborhood built on small apartment buildings, that line runs straight through the middle of the housing stock. A fourplex is not commercial. The five-unit building next door is.

Inside the system there are levers most customers do not use. A rate assessment is a free visit in which your assigned provider looks at how much trash, recycling and organics you actually generate and how fast you fill your bins, then right-sizes the service — bin sizes, bin numbers or collection frequency. You can request one through LASAN's 24-hour Customer Care Center on 800-773-2489. There is also a waiver process for properties that believe they do not need a green organics container, evaluated by the city on application.

And there is a mandate that catches food businesses specifically: recycLA includes required recovery of edible surplus food, with businesses defined as edible food generators donating unused food to local non-profits. LASAN reports 30,000 tons rescued through the program. On an ordinary trading day that is not a junk removal question. In the week a restaurant closes, it is exactly the question: what leaves as donation, what leaves as organics, and what leaves as waste.

How a NoHo clearance runs

Tuck-under parking, alley docks
and a lease that ends on the 30th.

Commercial work in North Hollywood sorts into four shapes. The first is the Arts District and the Lankershim and Magnolia frontages: small units, no loading dock, service access down a shared alley, and a landlord expecting the space back clear with the fixtures out. Those jobs are decided by hours and parking rather than by volume, and they are usually best done before opening or after close.

The second is production and post. Rehearsal rooms, edit suites, small stages, prop and set storage. The material is a mix of ordinary office contents, timber and staging, and a surprising amount of electronics and cable. Turnarounds are short, because a space is booked again the following week, and the volume is genuinely unpredictable until somebody opens the store room. We quote on what is there rather than on what the room looks like from the door.

The third is the industrial spine toward Sun Valley and along the rail corridor: warehouses, workshops, small manufacturers. Higher volumes, forklift access, pallet racking, scrap steel, timber and machinery. On those jobs a sorted clear is worth more than a fast one, because separated metal and timber have real destinations while a mixed load has the worst one available.

The fourth is the apartment stock, which is most of North Hollywood. Two-story 1950s and 60s buildings with tuck-under parking, exterior stairs, no elevator and a single narrow driveway. On the five-or-more unit buildings the owner is a recycLA customer, so a tenant turnover, an abandonment or a storage-cage clear is not something the residential bulky route will touch. We work with property managers on exactly those: an agreed window, a certificate of insurance on file, unit cleared, photographs at the end, and an invoice that matches the work order. If the job includes a strip-out, see construction debris removal, and if it has to happen today see same-day junk removal in North Hollywood.

What we separate

Reuse, metal, regulated,
and the small remainder.

A commercial clearance is a sorting operation first. Usable office and studio furniture goes to reuse, because a working desk has a market and a landfill does not, and we will say honestly when a floor of twenty-year-old cubicle furniture has no reuse route left in it rather than pretending otherwise.

Metal is the stream businesses throw away by accident. Racking, shelving, filing cabinets, kitchen stainless, HVAC units, lighting rig, shopfittings and cable are all recoverable material, and separating them before loading is worth more than sorting after. In a neighborhood with this much production and light industry, the metal fraction of a commercial job is routinely the largest single recoverable stream.

The regulated stream is where the compliance risk sits. Electronics from an office or an edit suite — monitors, desktops, servers, printers, phone handsets, UPS batteries — are universal waste in California and have been banned from ordinary trash since the state's exemption ended on 9 February 2006. Fluorescent tubes from a suspended ceiling, ballasts, batteries and any chemical stock behind a workshop bench belong in the same category. It is worth being clear about one thing here: the free S.A.F.E. centers are for households. A business is a generator with its own obligations, and the correct route for a commercial quantity is a proper one, not a Saturday drop-off queue.

What is left should be small. Where a clearance produces genuine construction and demolition debris — partition studwork, ceiling grid, flooring, fixtures cut out of a wall — the City of Los Angeles requires mixed C&D to be hauled by a permitted private hauler to a city-certified processing facility, with a penalty of up to $5,000 per load taken anywhere else. We will lay out which stream each part of your floor falls into on the quote, before anything moves, and put it in writing if your landlord or head office needs it.

What usually goes
on a commercial job

NoHo commercial
questions

recycLA, the five-unit line, insurance and access windows.

Does recycLA cover a one-off cleanout?

No. recycLA is your ongoing collection service: assigned hauler, assigned zone, bins sized to what you generate week to week. A clearance is a separate, scheduled operation with its own access constraints and usually a deadline attached to a lease. It does not change your bin arrangement, and it is not something your franchise hauler's routine route is built to absorb.

Our building has four units. Are we commercial?

Not under the definition recycLA cites. A multifamily residential dwelling of fewer than five units is not a commercial business for the purposes of that chapter, so a fourplex sits on the residential side and can use the free LA Sanitation bulky item pickup. At five units and above, the building is a recycLA customer and the residential bulky route is not available to it. That single unit of difference changes what is possible on a turnover.

Can you work after hours or before opening?

Yes, and on Lankershim and Magnolia it is often the only sensible way. Most storefront units have no dock, service access is a shared alley, and moving a floor of fixtures through a shopfront during trading hours is nobody's idea of a good day. Tell us your trading hours and we will fit the window, including early mornings and evenings.

Do you carry insurance for property managers?

Yes. Tell us who the certificate needs to name and where to send it, and we will have it on file before the booking rather than on the morning. We also work to elevator reservations and dock windows where a building has them, and provide the paperwork trail a manager needs afterwards: a work order, a matching invoice and photographs of the cleared unit.

We are closing a restaurant. What is different?

Three things. The stainless, refrigeration and cooking equipment are metal recovery rather than waste and are worth separating properly. Any sealed refrigeration circuit has to be handled before the shell is scrapped. And the account is already inside recycLA's food recovery requirements, so what leaves as donation and what leaves as waste is worth deciding deliberately rather than at the last hour.

What happens to the old monitors and the ceiling tubes?

They come out as their own stream. Electronics, fluorescent tubes, ballasts and batteries are universal waste in California and cannot go into ordinary trash. The free hazardous waste centers the city points residents at are for households, not businesses, so a commercial quantity needs a proper route rather than a weekend drop-off. We separate it, tell you what we found and route it correctly.
